Buying Property in Greece — Legal Due Diligence and Transaction Support
Purchasing real estate in Greece as a foreign buyer or
non-resident involves a specific sequence of legal steps
that must be completed in the right order. MADLEX provides
independent legal representation for buyers — not sellers,
not agents — at every stage from due diligence to title
registration.

What we handle
- Full legal due diligence: 20-year title chain, Cadastre and Mortgage Registry searches, encumbrance certificates, court seizure checks
- Urban planning and building permit compliance — unauthorised construction checks, regularisation status
- Coastal zone and border zone checks for non-EU buyers and coastal properties
- Greek tax number (AFM) procurement for non-residents
- Preliminary agreement (προσύμφωνο) review and negotiation
- Final notarial deed preparation and transaction coordination
- Transfer tax compliance and filing
- Registration of title at the Hellenic Cadastre
- Pre-notative mortgage (προσημείωση) registration and removal
- Cross-border payment compliance and anti-money laundering documentation
How it works
Step 1 — Due diligence and risk report
Before any payment or commitment, we conduct a complete
legal audit: title chain going back at least 20 years,
all encumbrances and liens, building permit status, urban
planning compliance, and cadastral discrepancies. You
receive a written report before signing anything.
Step 2 — Pre-contractual phase
We review or draft the preliminary agreement, structure
the deposit payment safely, and handle any conditions
precedent — such as the seller clearing a mortgage or
regularising an enclosure — before money changes hands.
Step 3 — Notarial closing
We coordinate with the notary, prepare the final deed,
verify all pre-closing conditions are met, and represent
you at execution. If you cannot attend in person, a
Power of Attorney is sufficient.
Step 4 — Registration and title handover
We file the executed deed at the Hellenic Cadastre,
confirm clean title registration in your name, and
deliver the complete transaction file.
Our mission is to provide clear, reliable legal guidance that empowers international clients to live, invest, and build their future in Greece with confidence. We simplify complex legal processes through precision, transparency, and a client-first approach.
