How it works

Step 1 — Due diligence and risk report

Before any payment or commitment, we conduct a complete 
legal audit: title chain going back at least 20 years, 
all encumbrances and liens, building permit status, urban 
planning compliance, and cadastral discrepancies. You 
receive a written report before signing anything.

Step 2 — Pre-contractual phase

We review or draft the preliminary agreement, structure 
the deposit payment safely, and handle any conditions 
precedent — such as the seller clearing a mortgage or 
regularising an enclosure — before money changes hands.

Step 3 — Notarial closing

We coordinate with the notary, prepare the final deed, 
verify all pre-closing conditions are met, and represent 
you at execution. If you cannot attend in person, a 
Power of Attorney is sufficient.

Step 4 — Registration and title handover

We file the executed deed at the Hellenic Cadastre, 
confirm clean title registration in your name, and 
deliver the complete transaction file.
