Q. Can I accept a Greek inheritance without traveling?
A. Yes. Power of Attorney is sufficient for every step.
Q. What is the deadline if I live abroad?
A. 12 months from when you learned of the inheritance.
Q. What if the estate has unknown debts?
A. Accept under benefit of inventory — caps liability at asset value.
Q. How long does the process take?
A. 3–6 months for a straightforward estate.
Property Transactions
Q. Do I need a Greek tax number (AFM)?
A. Yes. All buyers must obtain an AFM before signing. Non-residents apply via authorised representative.
Q. Can non-EU citizens buy in Greece?
A. Yes, with restrictions only in designated border zones. Most of Greece is freely accessible.
Q. What taxes apply to property purchase?
A. Transfer tax 3%, notarial fees ~1.5%. Total costs typically 6–10% of purchase price.
Q. What is the minimum Golden Visa investment?
A. €800,000 for Athens, Thessaloniki, Mykonos, Santorini.€400,000 for all other areas of Greece. €250,000 only for commercial-to-residential conversions and listed building restorations.
