Greek Golden Visa — Legal Support for Property Investors

The Greek Golden Visa grants a five-year renewable
residence permit to non-EU nationals who invest in
qualifying Greek real estate. MADLEX provides end-to-end
legal support for the property acquisition and permit

What we handle

- Property due diligence — title chain, Cadastre, encumbrances, building permits
- AFM (Greek tax number) procurement for non-resident investors
- Purchase transaction — contract review, transfer tax, notarial deed, Cadastre registration
- Golden Visa application preparation and submission to Migration authority
- Family inclusion — spouse and dependent children up to age 21 (24 for students)
- Permit renewal every 5 years while investment is maintained
- Coordination with Migration authority throughout the application process

How it works

Step 1 — Property selection and due diligence

Before any investment, we conduct a full legal audit:
title chain, Cadastre status, encumbrances, urban
planning compliance, and building permit verification.
You know exactly what you are buying before you commit.

Step 2 — Purchase transaction

We manage the full notarial process: contract review,
AFM registration, transfer tax compliance, deed
execution, and Cadastre registration of the new title
in your name.

Step 3 — Golden Visa application

Following completion of the purchase, we prepare and
submit the Golden Visa application to the competent
Migration authority, including documentation for all
qualifying family members.

Step 4 — Permit issuance and renewal

Current processing times: 2–6 months. The permit is
renewable every 5 years while the investment is
maintained. After 7 years of continuous residence,
permanent residency may be available.

MINIMUM INVESTMENT THRESHOLDS (2026)

€800,000 — Athens municipality, Thessaloniki municipality, Mykonos, Santorini
€400,000 — All other areas of Greece
€250,000 — Commercial-to-residential conversions and listed building restorations only
Investment must be in a single property.
