Greek Cadastre Lawyer — Ktimatologio Corrections and Disputes

Errors in the Hellenic Cadastre — whether inherited from
previous registrations or introduced during the initial
survey — can block property sales, delay inheritance
transfers, and cloud title. MADLEX handles cadastral
corrections, dispute filings, and unknown owner cases
for property owners and heirs across Greece.

Legal due diligence and real estate property contract review at Madlex Law Firm

What we handle

- Correction of obvious errors (πρόδηλα σφάλματα) — clerical mistakes in names, areas, parcel numbers
- Correction of material errors (ουσιώδη σφάλματα) — geometric discrepancies, boundary mismatches
- Unknown owner entries (αγνώστου ιδιοκτήτη) — evidence collection, objection filings, deadline procedures
- Late declarations for properties not submitted during the initial cadastral survey
- Forest map objections and compliance (αντιρρήσεις κτηματολογίου)
- Coastal zone and αιγιαλός classification disputes
- Boundary and geometric overlap disputes with neighbouring parcels
- Declaratory actions and lawsuits for cadastral correction before civil courts
- Full cadastral audit as part of property purchase due diligence

How it works

Step 1 — Cadastral audit

We obtain the current cadastral extract and diagram and
compare them against the underlying title documents.
We identify whether the discrepancy is correctable
administratively or requires court action.

Step 2 — Administrative filing

Where correctable administratively, we prepare and file
the application with the competent Cadastral Office,
providing all supporting documentation — title deeds,
topographic surveys, notarial acts, and certificates.

Step 3 — Judicial action where necessary

Where the Cadastre Office cannot correct the error
administratively — typically in geometric disputes,
overlapping claims, or unknown owner recovery — we
initiate the appropriate court proceedings.

Step 4 — Final registration

Once the correction is approved — administratively or
by court order — we ensure the updated cadastral record
is formally registered and deliver verified documentation
of the corrected title.
